Initial strategy session :
Before we decided to sell the house, Amar spent time with us to understand our circumstances, financial ability, and our requirements. This was an in-depth session during which it was clear that Amar was an expert in his area and is one of the best in his business. We walked away with clear next steps and referrals to financial experts who could help us make the decision based on educated facts.
Strategy planning & execution – Getting the house on the market :
Once we decided to sell the house, Amar was “on the job”. He personally walked through the house again and developed a plan with clear timelines for the right strategy to attract potential buyers. He listed out the pros & cons of the house meticulously and drafted a plan to get the maximum $. He gave us a list of work/upgrades to be done on the house to increase its market value. He also went out of his way to recommend service experts (contractors, inspectors, etc). Amar followed up with us diligently every step of the way while we got the house ready to go on the market.

Within 36 hours of listing the house, Amar was able to solicit an offer from a potential buyer. What needs to be commended here is Amar’s negotiation skills. Gauging that this was a good potential, Amar ensured that he maximized the offer with minimal contingencies. We hired Amar to sell our house in Milpitas. The process began with Amar walking through our house and suggesting improvements to enhance its appearance. He also recommended a contractor who handled all the remodeling and repairs, making the house beautiful. Amar also provided a reference to a good stager for staging the house.
Once the house was staged, Amar took over completely, and we didn’t have to do anything except follow his instructions. He marketed the house very heavily with high-quality pictures, videos, brochures, virtual reality tours, social media, and by personally distributing flyers to the entire neighborhood. The results of his marketing efforts were astonishing. We ended up receiving 14 offers in one weekend of open house. He worked all day tirelessly with the potential buyers, negotiating with them on the day of the offer. When we saw our listin,g we were blown away. His hard work and knowledge of what it takes to sell a home really paid off – our listing looked amazing and knocked out the competition.
MARKETING: Amar unleashed the immense social networking contacts and strategy that with-in couple of days we were the “#1” home in Zillow for similar homes in Milpitas, 4K+ views and 200+ favorites and 7K+ views in Redfin – it was soon to be “HOT”. We watched from a distance that the marketing is showing very positive results.
OFFER: This was really stress free for us as sellers but a very long day for Amar. We had 21 offers, most of them way over the asking price and many with no contingencies. Amar could later drive the multiple offer situation with ease, while being completely transparent, He negotiated the BEST offer over 10% above the asking price in a not so great market.

Thanks for Amar’s efforts in selling the home at 100k more than the list price. Despite us being remote, the selling process went well. His guidance with the work needed initially, all the paperwork and the escrow process were very helpful in bringing this to a smooth conclusion. After talking with several selling agents, we decided to entrust the sale of our San Jose home to Amar and his team. One of the primary factors driving the decision was a great previous home-buying experience with Amar & Sri in 2016.
I want to focus my feedback on two aspects: the process and the results.
The Process
This was my first time selling a home. I needed some general guidance about the process. Amar was patient and gracious about answering my questions.
